Standards & Fees

As part of the application and leasing process, we want to ensure full transparency regarding potential fees.

  • Application fee per applicant: $50
  • Security Deposits: 1.5 month’s rent
  • Monthly amenity fee: $15 per person
  • Certificate of Occupancy or Habitability fee: $50 due at move in.

Pet fees: Non-refundable fee at move-in $500, Monthly fee of $50 per animal

Parking garage: $100

Utility billing admin fee (if resident does not put utility in their own name): $25 monthly

NSF Fee: $65

Late Fees (if rent is not paid by the 5th of the month): 5% of rent

Renter’s Insurance: each property requires Renter’s Insurance with a minimum coverage of $100,000 in liability coverage, $10,000 in personal property coverage. If resident’s do not provide proof of their own insurance coverage, $25 monthly fee
